Month-to-month sublets for moving to NYC

Signing a twelve-month lease from another city, sight unseen, is the most expensive mistake people make when moving to New York. A furnished month-to-month sublet gives you an address, a commute to test and time to see apartments in person before you commit.

Room in Shared Apartment

Greetings, You have discovered our favorite place in all of New York. Located on one of the oldest streets in the city, facing a 100+ year old tree, this apartment is known as 'The Treehouse'. Home to an Artist and a Scholar. Thanks to our new edition of tatami mats, our shared living space has been converted to a 'Teahouse' of sorts. It also has a futon we added to be considered as a couch, however, it is also able to be put to the side for more space. A creative space to stimulate inspirational growth. I have lived in this unit the past 9 years with my roommate and we are currently looking for someone to sublet the bedroom downstairs. This was both of our first homes in the city and our only reason for staying. We are looking for someone who understands the energy of the space and who is willing to look after it with the same care as we do as well as bring their own creative force. In a city like NYC, a sacred refuge such as this treehouse becomes a nourishing oasis that never ceases to recharge and revitalize. Perfect for the fall season of new york weather. The rooftop terrace has some of the best roof views I personally have experienced. The entire apartment can be considered a duplex, with a roommate (Mohamad) who lives upstairs. He is a scholar specializing in Islamic Studies at Columbia University. The area the roof faces is a garden of the building across the street, so it is extremely quiet. You do not hear any traffic. It is also home to a variety of bird species such as Blue Jays, Red Cardinals there are also Falcons and Hawks that make their way onto the roof. To watch the tree change seasonally is a tranquil gift. Ideally this is a place for someone who wishes to seek inspiration within New York City, or someone who wishes to live like an Artist. We have spent the last few years crafting this space as an Artists residency that has housed creative friends and family from all walks of life. Ideally, we keep this artistic energy strong within the Treehouse and are looking for like minded individuals who work within the creative field This place can be more or less considered a New York City retreat, or an Artist's residency. Perfect for someone's first visit to NYC as it will set the tone for what the city truly has to offer if you are able to sit and listen. Also ideal for someone who knows the city and is looking for a unique perspective to reignite forgotten passion. This is a very special place and has evolved and come to life over the years. It is very sensitive to energies and we are looking for someone who respects this. This place is to be treated more so like a living gallery or museum. We look forward to seeing what story you will share with this space. It is a companion in and of itself and will look after you, as you look after it. There is a NO outside guest and pet policy unfortunately. Due to the nature of this space and the items within it. Exceptions may apply so please inquire. There are 2 bedrooms and 1 shared living space. PLEASE NOTE: Dining area is in the hallway where there is a foldable bar and stools. Will explain upon inquiry and upon tours. Pictures are there for reference. Please note that there will be an interview process with potential applicants. We are looking for someone to sublet from November 1st - March 1st. (For the fall and winter season) However, dates are flexible and prorated options are available however, rent adjustments may become applied. If you are looking for something month to month please let us know. Rates are subject to change based off availability. Will require Rent + Security deposit. Price does not include utilities. With internet the total ranges but averages around 100$ per person. A list of amenities: - Wifi plus smart TV - Microwave - Kitchen sink filter - Shower head filter - AC in both rooms - Full plant nursery. - Treehouse Teahouse room - Curated Tea blends - TV with internet access - Library of books - Rooftop access - Private roof deck - In building laundry drop off service - Local recommendations - and other little vibe tips and tricks that we can go over. Serious inquiries only. Thank you and have a beautiful day.

The landing month

Plan on one to three months in a sublet. The first month is for learning which neighbourhoods fit your commute and budget; the second is for viewing apartments, which in New York are often listed only two to four weeks before they are available.

Pick a sublet near the centre of the area you are considering rather than the exact neighbourhood: it is easier to view places across Brooklyn from Fort Greene than from the far end of the borough.

What a lease will ask for

Landlords typically ask for proof of income around forty times the monthly rent, a credit check and the first month plus a deposit at signing. Use the sublet months to gather pay stubs, an employment letter and references, and to open a local bank account if you need one.

If your income is abroad or you are self-employed, expect to be asked for a guarantor or a larger upfront payment; knowing that early changes which apartments you should view.

Choosing the sublet

Month-to-month listings on SubletNY have an open end date or a window of at least a month. A whole apartment gives you space for the belongings that arrive with you; a room keeps the first months cheap while you decide.

Confirm the notice period for leaving in the written agreement, so a lease that starts on the first of the month does not leave you paying for two places.
