How much does a sublet cost in NYC?

The price of a New York sublet is set by five things: whether it is a private room or a whole apartment, the neighbourhood, how long the stay is, the season, and what is included (furniture, utilities, internet). Rather than quote a figure that goes stale, this guide points at the live numbers: every neighbourhood page shows the current median asking price by type with the number of listings behind it, and the NYC Sublet Price Index freezes the same medians once a month by borough and neighbourhood.

Reviewed October 28, 2026 by the SubletNY team against the sources listed at the end.

What moves the price

Type is the biggest step: a private room in a shared apartment typically asks a fraction of what a whole apartment in the same building asks. Neighbourhood is next, in the pattern everyone knows: downtown and west-side Manhattan highest, north Brooklyn and Long Island City close behind, outer neighbourhoods on a direct line lower. Length matters because a one-month stay carries the lister's turnover cost; a three-month stay often gets a lower monthly rate. Season: summer and September bring the most renters, and asking prices for those windows post higher. Inclusions: utilities, fast internet, linens and a cleaning at the end are worth real money and should be in the price, not added later.

Where to look up the current numbers

Open the neighbourhood page for the area you want: the "at a glance" block shows the median monthly asking price for rooms and for whole apartments, with the sample size (n) and a note where fewer than five listings carry a price. For a citywide and borough view with history, open the NYC Sublet Price Index; each monthly edition keeps its own page and a CSV. Both exclude imported listings from price figures, because their prices were parsed rather than entered by the lister.

Is an asking price fair?

Compare it with the median for the same type in the same neighbourhood. An asking price well above the median needs a reason you can see: a larger place, a doorman building, everything included, a prime block. An asking price well below the median is either a lister in a hurry or a scam; apply the three checks in the scam guide before paying.

For listers: how to price

Start at the median for your type and neighbourhood, adjust for what you include and for the length you accept, and expect to lower the price if you have no messages after a week. A rent-stabilized tenant may not charge more than the legal rent plus 10 percent for a furnished sublet, whatever the market says.

Common questions

Is a private room cheaper than a studio in NYC?
Usually by a wide margin in the same neighbourhood; the neighbourhood page shows both medians side by side with the number of listings behind each.
Are utilities included in a furnished sublet?
Often, but not always. The listing states what is included; confirm electricity, heat and internet in the written agreement before paying a deposit.
When are sublets cheapest in New York?
Asking prices are highest for summer and September windows, when the most renters are looking. The seasonality page shows when listings post through the year.

Room in Shared Apartment

Greetings, You have discovered our favorite place in all of New York. Located on one of the oldest streets in the city, facing a 100+ year old tree, this apartment is known as 'The Treehouse'. Home to an Artist and a Scholar. Thanks to our new edition of tatami mats, our shared living space has been converted to a 'Teahouse' of sorts. It also has a futon we added to be considered as a couch, however, it is also able to be put to the side for more space. A creative space to stimulate inspirational growth. I have lived in this unit the past 9 years with my roommate and we are currently looking for someone to sublet the bedroom downstairs. This was both of our first homes in the city and our only reason for staying. We are looking for someone who understands the energy of the space and who is willing to look after it with the same care as we do as well as bring their own creative force. In a city like NYC, a sacred refuge such as this treehouse becomes a nourishing oasis that never ceases to recharge and revitalize. Perfect for the fall season of new york weather. The rooftop terrace has some of the best roof views I personally have experienced. The entire apartment can be considered a duplex, with a roommate (Mohamad) who lives upstairs. He is a scholar specializing in Islamic Studies at Columbia University. The area the roof faces is a garden of the building across the street, so it is extremely quiet. You do not hear any traffic. It is also home to a variety of bird species such as Blue Jays, Red Cardinals there are also Falcons and Hawks that make their way onto the roof. To watch the tree change seasonally is a tranquil gift. Ideally this is a place for someone who wishes to seek inspiration within New York City, or someone who wishes to live like an Artist. We have spent the last few years crafting this space as an Artists residency that has housed creative friends and family from all walks of life. Ideally, we keep this artistic energy strong within the Treehouse and are looking for like minded individuals who work within the creative field This place can be more or less considered a New York City retreat, or an Artist's residency. Perfect for someone's first visit to NYC as it will set the tone for what the city truly has to offer if you are able to sit and listen. Also ideal for someone who knows the city and is looking for a unique perspective to reignite forgotten passion. This is a very special place and has evolved and come to life over the years. It is very sensitive to energies and we are looking for someone who respects this. This place is to be treated more so like a living gallery or museum. We look forward to seeing what story you will share with this space. It is a companion in and of itself and will look after you, as you look after it. There is a NO outside guest and pet policy unfortunately. Due to the nature of this space and the items within it. Exceptions may apply so please inquire. There are 2 bedrooms and 1 shared living space. PLEASE NOTE: Dining area is in the hallway where there is a foldable bar and stools. Will explain upon inquiry and upon tours. Pictures are there for reference. Please note that there will be an interview process with potential applicants. We are looking for someone to sublet from November 1st - March 1st. (For the fall and winter season) However, dates are flexible and prorated options are available however, rent adjustments may become applied. If you are looking for something month to month please let us know. Rates are subject to change based off availability. Will require Rent + Security deposit. Price does not include utilities. With internet the total ranges but averages around 100$ per person. A list of amenities: - Wifi plus smart TV - Microwave - Kitchen sink filter - Shower head filter - AC in both rooms - Full plant nursery. - Treehouse Teahouse room - Curated Tea blends - TV with internet access - Library of books - Rooftop access - Private roof deck - In building laundry drop off service - Local recommendations - and other little vibe tips and tricks that we can go over. Serious inquiries only. Thank you and have a beautiful day.
