Student sublets in NYC

Students need housing that matches a semester, not a twelve-month lease. SubletNY lists furnished rooms and apartments from leaseholders who are away for a term, a summer or a study-abroad year, in the neighbourhoods closest to the big campuses.

Room in Shared Apartment

Greetings, You have discovered our favorite place in all of New York. Located on one of the oldest streets in the city, facing a 100+ year old tree, this apartment is known as 'The Treehouse'. Home to an Artist and a Scholar. Thanks to our new edition of tatami mats, our shared living space has been converted to a 'Teahouse' of sorts. It also has a futon we added to be considered as a couch, however, it is also able to be put to the side for more space. A creative space to stimulate inspirational growth. I have lived in this unit the past 9 years with my roommate and we are currently looking for someone to sublet the bedroom downstairs. This was both of our first homes in the city and our only reason for staying. We are looking for someone who understands the energy of the space and who is willing to look after it with the same care as we do as well as bring their own creative force. In a city like NYC, a sacred refuge such as this treehouse becomes a nourishing oasis that never ceases to recharge and revitalize. Perfect for the fall season of new york weather. The rooftop terrace has some of the best roof views I personally have experienced. The entire apartment can be considered a duplex, with a roommate (Mohamad) who lives upstairs. He is a scholar specializing in Islamic Studies at Columbia University. The area the roof faces is a garden of the building across the street, so it is extremely quiet. You do not hear any traffic. It is also home to a variety of bird species such as Blue Jays, Red Cardinals there are also Falcons and Hawks that make their way onto the roof. To watch the tree change seasonally is a tranquil gift. Ideally this is a place for someone who wishes to seek inspiration within New York City, or someone who wishes to live like an Artist. We have spent the last few years crafting this space as an Artists residency that has housed creative friends and family from all walks of life. Ideally, we keep this artistic energy strong within the Treehouse and are looking for like minded individuals who work within the creative field This place can be more or less considered a New York City retreat, or an Artist's residency. Perfect for someone's first visit to NYC as it will set the tone for what the city truly has to offer if you are able to sit and listen. Also ideal for someone who knows the city and is looking for a unique perspective to reignite forgotten passion. This is a very special place and has evolved and come to life over the years. It is very sensitive to energies and we are looking for someone who respects this. This place is to be treated more so like a living gallery or museum. We look forward to seeing what story you will share with this space. It is a companion in and of itself and will look after you, as you look after it. There is a NO outside guest and pet policy unfortunately. Due to the nature of this space and the items within it. Exceptions may apply so please inquire. There are 2 bedrooms and 1 shared living space. PLEASE NOTE: Dining area is in the hallway where there is a foldable bar and stools. Will explain upon inquiry and upon tours. Pictures are there for reference. Please note that there will be an interview process with potential applicants. We are looking for someone to sublet from November 1st - March 1st. (For the fall and winter season) However, dates are flexible and prorated options are available however, rent adjustments may become applied. If you are looking for something month to month please let us know. Rates are subject to change based off availability. Will require Rent + Security deposit. Price does not include utilities. With internet the total ranges but averages around 100$ per person. A list of amenities: - Wifi plus smart TV - Microwave - Kitchen sink filter - Shower head filter - AC in both rooms - Full plant nursery. - Treehouse Teahouse room - Curated Tea blends - TV with internet access - Library of books - Rooftop access - Private roof deck - In building laundry drop off service - Local recommendations - and other little vibe tips and tricks that we can go over. Serious inquiries only. Thank you and have a beautiful day.

Semester timing

Fall sublets post from late June and fill through August; spring sublets post in November and December for a January start. Summer-session housing follows the intern calendar, with most listings posting in April and May.

Many leaseholders prefer a student for a term-length sublet because the dates are predictable. Say which programme and dates you are on when you message.

Neighbourhoods by campus

NYU and The New School: the East Village, Lower East Side, Greenwich Village and, for a cheaper option, Williamsburg and Bushwick on the L. Columbia and Barnard: Morningside Heights, Harlem and the Upper West Side on the 1, or Washington Heights further up the A. Fordham Lincoln Center: Hell's Kitchen and the Upper West Side. Hunter and the CUNY campuses on the east side: the Upper East Side, East Harlem and Astoria across the river.

A room in a shared apartment is the norm for students; the price gap to a studio is large in every one of these neighbourhoods.

Paperwork and safety

Get the dates, rent, deposit and what is included in writing, even for a single term. Pay a deposit only after you have seen the place in person or on a live video call with the leaseholder.

Sublets of thirty days or more are legal in New York City when the leaseholder has the right to sublet; a room with the host present is fine at any length. Ask whether the building requires a sublet notice to the landlord for longer stays.
